Home Reports without the headache.

If you’re selling a property in Scotland, you’ll normally need a Home Report before your property goes onto the market.

Sounds like paperwork. Because it is.

But don’t worry we’ll help make it simple.

If you’re selling through Gibson, we can guide you through what’s needed and help arrange your Home Report with a trusted local surveyor.

One phone call. One less thing on your list.

So, what’s actually in a Home Report?

A Home Report normally has three parts…

The Single Survey

This looks at the condition of your property and includes information such as its accessibility and market valuation.

The Energy Report

This looks at the property’s energy efficiency and environmental impact and provides an Energy Performance Certificate usually known as an EPC.

The Property Questionnaire

This part is completed by you, the seller, and provides useful information about the property for potential buyers.

Who arranges the Home Report?

The seller is responsible for providing it. But that doesn’t mean you have to figure everything out yourself. When you’re selling with Gibson, we can help organise the process and put you in touch with a trusted local surveyor.

Another property mystery solved.

Home Reports might sound complicated when you’re selling for the first time. Once you’ve got the right people helping you, they’re really not.

You’ve got the key. We’ve got the secret.

Yes. The Home Report belongs to you as the seller, so you can take it with you if you change agent, as long as it’s still valid.

Buyers rely on the Single Survey valuation for their mortgage. If a buyer’s lender values differently it can affect their offer, and we’ll help you navigate any negotiation that follows.
